Integrated Supply Chain & Material Control
In 2009, Buckhaven took a proactive approach to rising material costs by building direct procurement capabilities, including overseas sourcing. This led to a long-standing partnership with a trusted building materials import and distribution firm. Today, Buckhaven manages its own warehousing and transportation operations, giving us complete control over the materials pipeline for every project—whether it’s importing bulk materials or sourcing smaller quantities domestically. This vertical integration gives us a critical edge in pricing, availability, and job site reliability.

A Smarter, Specialized Team Structure

While many general contractors assign one static team from start to finish, Buckhaven employs a more strategic, trade-specific staffing model that maximizes expertise and efficiency at every stage of construction.

Each project is assigned a dedicated site superintendent who remains on the job from start to finish. In addition, we deploy a series of specialty superintendents, each focused on their area of expertise:

A sitework superintendent manages all early-stage work—clearing, underground utilities, and pad preparation—from preconstruction through transition to vertical construction.

A framing superintendent, engaged early, takes over structural oversight and leads lumber procurement and framing crew coordination.

Separate mechanical, electrical, and plumbing superintendents manage their respective scopes, ensuring quality, compliance, and alignment with the project schedule.

As the project moves into finish stages, a team of finish superintendents and assistants take over—from insulation and drywall through final punch and turnover—while also coordinating with property management teams to support pre-leasing and unit readiness.

A dedicated project manager works alongside the site superintendent to maintain overall continuity and ensure the efficiency of specialty roles, while he/she also oversees the broader execution and serves as the primary liaison with ownership and partners.

This specialized approach—distinct from traditional GC models—enhances quality control, accelerates timelines, and delivers consistent, value-driven results for every multifamily project we take on.
